Thank you for your interest in The Ranch at Alta Mira. We look forward to welcoming you to our cozy yet spacious home(s).  For a most enjoyable experience, we would like to share the following information:
 
Accommodations | Our accommodations are privately owned, individually decorated, and completely furnished including fully-equipped kitchens, washers and dryers, and stocked with linens.
 
Deposit and Guarantee Policy | A fifty percent (50%) advance deposit of your total amount due including lodging, tax, a non-refundable $50 processing fee, a non-refundable $45 damage protection fee, and a departure housekeeping fee (1-bdm $100; 2-bdm $200; 3-bdm $300; 4-bdm $400; 5-bdm $500; 6+bedroom $650) are due at the time of booking your reservation. The remaining 50% balance is due 30 days prior to your check-in date.
 
Age Requirements | No rentals will be made to individuals under the age of 25 unless accompanied by a parent or guardian.  Any reservation made under false pretenses will be subject to forfeiture of advance deposit.  Further, the party will either not be permitted to check-in or will be asked to vacate the property.
 
Cancellation Policy| The Ranch at Alta Mira LLC requires a 30-day advance notice of cancellation for a refund of the full amount of your total reservation charges (less the $50 non-refundable processing fee).  Should you have to cancel your reservation within 30 days of your arrival date, you will forfeit 50% of the total rental charges. Should you have to cancel your reservations within 7 days or have to shorten the length of your stay, you will forfeit 100% of the total rental charges.
 
For reservations made within 60 days of arrival, cancellation or changes must be made no later than 24 hours after booking the reservation to avoid penalty.  There are no refunds for early departures.

Guest Release | All guests are required to sign a standard guest release form at the time of confirmation of the reservation.

Damage Protection | The Ranch at Alta Mira LLC charges a $45 non-refundable damage protection fee at the time of booking your reservation that provides coverage for accidental damages to your rental accommodation during your stay with us. This damage protection does not cover, and guests are responsible for, any willful or negligent behavior that results in damages including but not limited to smoking, theft, and pet occupancy.

Rates | Please be advised that The Ranch at Alta Mira LLC charges a non-refundable $50 processing fee in addition to your rental rate.
Reservations are encouraged and accepted up to one year in advance. Weekly rates are based on 4-nights.  Weekend rates are based on 3-nights.  Additional housekeeping services are available during your stay for a nominal fee and must be scheduled 24 hours in advance.
 
All rates, fees, and policies are based on availability, subject to applicable sales tax, and subject to change without notice. Certain restrictions may apply.
 
Unavailability of Accommodation | In the event your accommodation becomes unavailable (i.e. residence sold, acts of nature, mechanical failures, or other reasons beyond our control), we will make every effort to substitute a comparable date in the future.

Check-In | Check-in begins at 4 p.m. (CST) at The Ranch at Alta Mira located at 3073 County Road 406, Anderson, Texas77830.


Check-Out | To ensure all guests have a great experience, check-out is by 12noon (CST).
A late departure is subject to an additional charge equal to 50% of the nightly rate for departures after 2 pm (CST).
 
Pets | The Ranch at Alta Mira LLC welcomes dogs and cats weighing up to a maximum of 85lbs.  A one-time, non-refundable cleaning fee of $100 will be charged to guests with a pet(s).  Unless crate trained, pets may not be left in guest rooms unattended and must be well trained.  A maximum of 2 pets will be allowed.  Owners are responsible for all property damage and personal injury their pet causes while on premises.
 
Occupancy | Maximum occupancy in all residences is based on the number of bedrooms and the existing bedding offered. Roll-away beds are not available.  Please confirm each home's occupancy with your reservation.
 
Smoking | Smoking is prohibited in all interior spaces.
 
Hurricane Evacuation | A refund of any unused portion of your stay will be issued in the event of a mandatory evacuation of Harris County. There are no refunds due to inclement weather or voluntary evacuations.
 
Damages | You will be held responsible and charged accordingly for any damage, repairs, or neglect of the home you are renting. This includes but is not limited to smoking, pet occupancy, and theft.
 
Working Ranch | The Ranch at Alta Mira LLC is a working ranch. At the time of check-in, we will make every effort to notify you of any persons who will be on premises to care for livestock, but please keep in mind that we are not always informed or aware of on-premise visits.
 
Firearms | The Ranch at Alta Mira LLC does not allow firearms on the premises at any time.
 
Lost and Found | Although we cannot be held responsible for items left behind, we will make every effort to locate and return forgotten items to you. If notified, found items will be sent by charging shipping fees to a major credit card.
